I know you said white dot + an accent strip but I couldn’t find a really pretty white dot. You should skip the accent strip and do this blue dot glossy wavy tile. (I think the blue dot with no accent will come out to about the same cost as white with the accent) Use Sandstone colored grout and set the tiles vertically on the 1/3, 1/3, 1/3.
If you can’t stomach the extra cost, use the second choice tile there, also with sandstone grout.
In both shower/bath surrounds, use black metal edging and stop the tile about 4-6” from the ceiling wherever the whole tile will end at.

Exterior Paint
I would also paint the entire exterior of the house Alabaster and paint the front doors SW Rain. And then wrap your columns with cedar with oil based poly on it to make them a more square farm house look. You could even make some cedar shutters on the front windows if you wanted to make it really pop. But you do have quite a few posts that I don’t think the shutters are super necessary.

You can click on any of the floor plans to see the room in a 3D dollhouse version. Measurements of the rooms are close but are not perfectly to the inch reliable measurements. The furniture measurements In the dollhouse views are the actual measurements of the choices below, but the look and color of the furniture in the dollhouse view is not that actual picks.
So don’t get held up on the look or color of the furniture in the dollhouse view that is mostly so you can experience the size and layout of the furniture in the room.

You could add some pillows to really make it cute and break up all the grey upholstery. The set with more leather would tie in the leather accent chairs nicely.
Side tables are probably optional too, so if you wanted to save some cost you could wait on those to see if it needs a little something else or if it would make it too cluttered and block your flow.
The decorative pillows are only the covers so you would need to buy fillers for them. These fillers are really nice and puffy and I like to get the 20” filler for a 18” cover, makes it real nice. And greenery makes a space come alive, I feel like you can’t have enough. But also if you can find some at TJ Maxx or something you can usually find some better deals.
3rd Floor Lounge
Acacia Outdoor Furniture may be a good option for the 3rd floor lounge if it will mostly be the youth kids hanging out up there. These may be more spill and dirt resistant and also a cheaper option in case you wanted to save some money up here so you could splurge a little more on the 1st floor lounge.
